Another important aspect of our process is how we charge for our services. If design and specification services are requested, depending on the scope of work, these services will be charged at an hourly rate with a time limit, or as a fixed fee. Generally, a smaller project will fall under the hourly rate program, and your larger projects priced at a fixed fee.
Our construction services are nearly always fixed fee. What this means is that all decisions, research and homework is completed before any construction begins. Our construction contract has room for a few allowance items, but no more. All decisions are completed by contract signing.
This means that our estimating process is as thorough as we can make it. We research current pricing for all materials to be incorporated into your project. We walk all relevant Trade contractors through your home and request a firm price for their services. Their pricing is partially based upon the decisions made about the type of materials you want to use. Depending upon the complexity of your project, we may hold a coordination meeting with all the Trade contractors that need to perform work in the same limited areas. This up front planning allows for realistic scheduling, and avoiding correcting problems that could arise amongst those working on top of each other.
This attention to pre-construction detail will lead to your peace of mind. Your major decisions have been made, a construction timeline has been created, and you have a fixed cost to construct what you’ve set your mind upon. Sure, you will still need to make decisions, but the heavy lifting is over. The price will be the price unless an unforeseen condition or act of God arises. You have the option of requesting a Change Order, but then you have complete control over that.
